One fee. Paid at closing.
Summit X charges a flat $400 brokerage fee per closing. There is no split, no percentage, and nothing due before a deal funds. Below is that fee, the math against a conventional split, and a written list of every other cost an agent carries in a year — because “no hidden fees” only means something when the fees are all on the page.

- Per closing, not per side. One transaction, one $400 fee — it does not double because you represented both parties.
- The same on every price point. $400 on a $150,000 starter home in San Benito. $400 on a $900,000 ranch outside Los Fresnos. The fee does not scale with the sale.
- Paid at closing, out of the commission. Not up front, not out of pocket, and nothing owed on a deal that falls through.
- No split, no percentage, no cap to reach. There is no annual threshold you have to hit before your commission improves — it is the same in January as it is in December.
Lease and rental transactions: PENDING — does the same $400 apply to a lease? A lease does not “close,” and the current live site quotes $250 in one place and $100 in another. Broker to confirm the lease figure.

A worked example on a $350,000 sale at a 3% listing-side commission — a realistic mid-market price in Brownsville or Harlingen. confirm representative price point

On this one transaction the flat fee leaves $2,750 more in your account than a 70/30 split. At two closings a month, the year’s difference is about $66,000.

What does it cost to join Summit X Realty Group?
Nothing to join. You pay a flat $400 brokerage fee only when a transaction closes. PENDING: confirm there is genuinely no onboarding or startup fee
Is the $400 charged per side or per closing?
Per closing. One transaction is one $400 fee, whether you represented the buyer, the seller, or both.
Does the fee go up on a more expensive property?
No. It is $400 whether the sale price is $150,000 or $900,000. There is no percentage component, which is also why there is no cap — there is nothing to cap.
Are there desk fees or monthly dues?

When is the flat fee paid?
At closing, out of the commission — not up front, and not out of pocket. If a deal does not close, you owe nothing on it.
Is there a different rate for brand-new agents?
