Privacy Policy

How Summit X Realty Group collects, uses and protects the information you give us.

This is a standard, good-faith privacy policy drafted for a Texas real estate brokerage that collects applications and contact enquiries through its website. It is not legal advice. The client should either have counsel review it or supply their own counsel-approved version. Fields marked PENDING must be completed either way.

Who we are

Summit X Realty Group (“we”, “us”) is a Texas real estate brokerage. The licensed entity is Summit X Realty, LLC (TREC Broker License 9017031-BB). Our website is summitxrealtygroup.com. You can reach us at lizgivens@att.net or (956) 266-4919.

What we collect

  • Information you give us. When you submit the agent application or the contact form we collect your name, email address, phone number, TREC license number, license status, years licensed, current brokerage, primary market, transaction volume, areas of focus, how you heard about us, and anything you write in the message field.
  • Information collected automatically. Standard web server logs kept by our hosting provider — IP address, browser type, pages requested and timestamps. We do not currently run Google Analytics, advertising pixels, or any other third-party analytics or tracking service on this site. If that changes, we will update this policy before turning anything on.
  • Cookies. Our website uses only the functional cookies our content management system and contact forms need in order to work — for example, to keep a form submission from being counted twice. We do not set advertising, retargeting or cross-site tracking cookies, and we do not sell or share personal information for cross-context behavioural advertising.

How we use it

  • To review and respond to your application or enquiry;
  • To verify license status with the Texas Real Estate Commission where relevant;
  • To carry out brokerage services and meet our recordkeeping obligations as a licensed Texas broker;
  • To improve the website.

We do not sell your personal information.

Who we share it with

We share information only with service providers who help us operate — our website host, email provider, form software and, where applicable, a customer relationship management system — and only as needed to provide those services. We may also disclose information where required by law, by TREC, or to protect our legal rights. PENDING: name the actual CRM / lead destination once chosen

How long we keep it

We keep application and enquiry records for at least four years from the date of the enquiry or of the transaction it relates to. Four years is the period Texas real estate brokers are required to retain transaction records, so it is the floor we work to. After that we delete or anonymise the records unless a longer period is required by law, or the record relates to a live dispute or investigation. Server logs are kept for a much shorter period by our hosting provider as part of normal site operation.

Your choices

You can ask us to correct or delete the information you submitted, or ask what we hold, by emailing lizgivens@att.net. We will respond within a reasonable time. Some records must be retained to satisfy legal and regulatory obligations.

The Texas Data Privacy and Security Act gives Texas residents rights to access, correct, delete and obtain a copy of the personal data a business holds about them, and to opt out of its sale or of targeted advertising. The Act applies to businesses above certain size and processing thresholds, and it exempts small businesses from most of its obligations. Rather than make you work out which side of that line we fall on, we will honour access, correction and deletion requests from Texas residents whether or not the Act formally requires it. Email lizgivens@att.net and we will respond within 45 days. We do not sell personal data and we do not use it for targeted advertising.

Security

Our site is served over HTTPS and form submissions are transmitted securely. No method of transmission or storage is completely secure, and we cannot guarantee absolute security.

Children

This website is not directed to children under 13, and we do not knowingly collect information from them.

Changes

We may update this policy. The “last updated” date above will change when we do.
